INTRODUCTION Welcome to Z Haus. We've designed this home to be an exceptional retreat — and these guidelines help us protect that experience for you and every guest who stays here. We ask that you treat this home with the care you'd give your own.   CHECK-IN & CHECKOUT •       Check-in: 4:00 PM •       Checkout: 10:00 AM   GUEST POLICY •       Maximum occupancy: 10 guests •       Only guests listed in your Airbnb reservation may stay overnight at the property •       Day visitors must be disclosed in advance and may not exceed 2 additional guests without prior approval •       Primary guest must be 25 years of age or older with a valid government-issued photo ID •       Violations of the guest limit: $100 per unauthorized guest   QUIET HOURS & NEIGHBORHOOD RESPECT •       Quiet hours: 10:00 PM – 7:00 AM •       This is a residential neighborhood — please keep outdoor noise at a considerate level at all times •       Outdoor music, fire pit gatherings, and hot tub use should conclude by 10:00 PM •       Violations of quiet hours: $250 per occurrence, or the cost of any citation issued by the City of Sedona   SMOKING & VAPING •       This is a 100% smoke-free and vape-free property, including all indoor and outdoor spaces •       Smoking or vaping of any kind — tobacco, cannabis, or otherwise — is strictly prohibited •       Evidence of smoking will result in a $1,000 deep cleaning fee charged to the reservation   PET POLICY No pets are permitted at this property. We appreciate your understanding.   FIRE PIT, HOT TUB & COLD PLUNGE •       Fire pit: Natural gas — turn the valve to ignite and turn off fully when finished. Never leave the fire pit on unattended. Ensure the gas is completely off before going inside or retiring for the night. •       Do not place any foreign materials (trash, plastics, paper, wood) in or around the gas fire pit •       Hot tub: Shower before entering. No glassware in or around the hot tub. Maximum 6 persons at one time. •       Cold plunge: Use is at your own risk. Supervise children at all times. Do not use if you have a heart condition or are under the influence of alcohol. •       All outdoor features (fire pit, hot tub, cold plunge) must not be used after 10:00 PM   FIRE SAFETY & OUTDOOR SAFETY •       Sedona is located in a high wildfire risk zone — treat fire safety with the utmost care •       Never leave the fire pit burning unattended, even briefly •       Do not use the BBQ grill during Red Flag weather warnings (high wind + low humidity) — check weather daily •       A fire extinguisher is located under the kitchen sink. Please familiarize yourself with its location upon arrival. •       Carbon monoxide and smoke detectors are installed and operational. Do not remove or disable them. •       In the event of a wildfire warning or evacuation notice, follow Yavapai County emergency instructions immediately and notify us.   PARKING •       Parking is available on the property — please use the designated spaces only (2 car garage, 2 vehicles on driveway) •       No parking in front of neighboring driveways or blocking the street •       RVs, trailers, and oversized vehicles require prior approval   EVENTS & GATHERINGS This property is intended for personal stays only. No parties, events, or gatherings beyond the listed guest count are permitted.   COMMERCIAL PHOTOGRAPHY & FILMING Personal photography and videography for social media use are welcome. Commercial photography, filming, or media productions require prior written approval and may be subject to a location fee.   CARE OF THE HOME •       Please avoid moving large furniture or rearranging the space •       Use coasters on all wood surfaces •       Do not place hot items directly on countertops — trivets are provided •       Please avoid eating or drinking on beds •       Report any damage, spills, or broken items to us immediately — we appreciate honesty and handle normal wear with understanding •       Excessive mess, damage, or required deep cleaning beyond normal use will result in additional fees based on severity   TRASH & RECYCLING •       There are separate trash and recycling cans in the kitchen cabinet beside the dishwasher. Please use them accordingly. •       Trash and recycling bins are located in the garage •       Trash and recycling pickup: Monday •       Black bin: general trash | Blue/Grey bin: recycling •       Please tie all trash bags before placing in bins •       Do not leave trash bags outside of bins — wildlife activity is common in this area   CHECKOUT INSTRUCTIONS •       Please check out by 10:00 AM •       Place used towels and bath mats on the bathroom floor •       Dispose of all food items and take out trash to outdoor bins •       Leave any used dishes in the sink or the dishwasher •       Leave out any used kitchen appliances so we can perform a deep cleaning •       Turn off all interior lights, ceiling fans, and appliances •       Cover the hot tub as needed •       Close and lock all doors and windows •       Lock the smart lock by pressing the lock button and close the garage.   FEE SCHEDULE •       Unauthorized guests: $100/person •       Quiet hours / noise violations: $250/occurrence or cost of citation •       Events/parties beyond agreed scope: $500 •       Smoking or vaping: $1,000 deep cleaning fee •       Unauthorized pet: $500 cleaning fee •       Property damage: actual cost of repair/replacement •       Excessive cleaning beyond normal use: charged based on severity   RELEASE OF LIABILITY By confirming a reservation, the primary guest acknowledges that all members of the party have read, understand, and agree to comply with these house rules. The property owners are not responsible for accidents, injuries, or damages occurring during the stay. Guests assume full responsibility for themselves, their group, and the care of the property. Booking this property constitutes acceptance of these terms.   CLOSING We want Z Haus to be one of the best stays you've ever had in Sedona.
